Annual gas safety checks

Landlords must ensure gas appliances, flues and associated pipework in rental properties are checked annually by a Gas Safe registered engineer. A Gas Safety Record (CP12) must be provided to tenants.

The check covers boilers, fires, cookers and other gas appliances owned by the landlord, plus flue routes and pipework in the property. Appliances owned by tenants are the tenant's responsibility unless connected to landlord-owned pipework.

Record-keeping and tenant copies

Provide tenants with a copy of the gas safety certificate within 28 days of the annual check. New tenants must receive a copy before moving in. Retain records for at least two years.
